The steps are the same as any Ontario sale. What changes is the care taken at each one, and how much is visible to the public.

  1. Discretion

    Who knows about your plans is your decision. At the start you and Poonam agree what is shared, with whom and when, and how you wish to be contacted.

  2. Presentation

    A distinctive home is judged on detail. Poonam advises on preparation, styling and photography, and on how the home is shown, so its best qualities are clear without a hard sell. Not every project pays back, so each one is weighed on its own.

  3. A quiet sale

    Some owners prefer limited visibility, and a quieter sale is an option to discuss. It has trade-offs: fewer buyers may see the home, which can affect the price and the number of offers, and the brokerage’s policies and professional rules shape how a property can be marketed. No outcome can be guaranteed.

  4. Privacy at showings

    Options to discuss include viewings by appointment only, whether visitors should be introduced or pre-qualified first, and what to put away before a showing. Photography is planned with the same care, including what it reveals.

  5. Negotiation

    Offers on distinctive homes can be complex. Poonam reviews each one with you: the price, the deposit, the conditions, the closing date, what is included and the strength of the buyer’s position. Every decision is yours.

  6. Closing, and the team around you

    In Ontario a real estate lawyer completes the legal side of closing. Larger purchases and sales often involve an accountant, a lender and an inspector who knows the type of property. Poonam works with the professionals you choose and keeps the timeline in view.

What counts as an Ottawa luxury home?

It depends on the home, not on a price. The word covers heritage houses, riverfront properties and custom builds on large lots, and what they share is setting, privacy, craftsmanship and the way the purchase or sale is handled.

Which Ottawa neighbourhoods have luxury homes?

Many buyers start with Rockcliffe Park, New Edinburgh, the Glebe, Westboro and Manotick, and with waterfront, estate and rural properties around the edges of the city. Is land transfer tax higher on a more expensive home in Ontario?

Ontario’s land transfer tax is progressive, so the rate rises on the portion of the price above set thresholds, with a higher rate at the top for most single-family homes. Ottawa does not charge a separate municipal land transfer tax. Rates, thresholds and rebates change, so your real estate lawyer should confirm the amount for your purchase.

What should I check on a waterfront, heritage or rural estate property?

On waterfront homes, ask about shoreline and floodplain rules from the conservation authority and, on the Rideau Canal, Parks Canada permits for docks. On heritage homes, ask whether the property is listed or designated under the Ontario Heritage Act, which can affect alterations. On rural estates, ask about the private well and septic system and arrange the right inspections. Confirm with the relevant authority, and speak to your lawyer and inspector early.
