Relocating to Ottawa: A Practical Buyer’s Guide
Moving to Ottawa? A practical guide to choosing where to live, understanding transit and winter, and planning your purchase before you arrive.
West Ottawa
Kanata is a large west-end community with a major technology employment area, established neighbourhoods and newer subdivisions. It offers a wide range of home types, with parks, trails and shopping close at hand.
In brief
Kanata is a large community in Ottawa’s west end, developed through the second half of the twentieth century and still growing. It is best understood as a collection of neighbourhoods, each with its own age and feel, joined by Highway 417 and a shared employment base.
The Kanata North technology park, in the northern part of the community, is home to many technology companies and is a major employment area for the region. Its presence shapes daily life in Kanata, and many residents live close to where they work.
Beyond the business park, Kanata is a suburban community with parks, trails and woodland. Neighbourhoods such as Bridlewood, Beaverbrook, Kanata Lakes and Morgan’s Grant each have their own streets, parks and amenities. The South March Highlands forest, in the north, gives walkers and cyclists a natural setting close to home.
Kanata offers a wide range of homes. Established neighbourhoods have mature trees and settled streets, while newer subdivisions further out offer recent construction and modern layouts. Detached homes, semi-detached homes and townhouses are the most common, and condominiums are available in some areas.
Lot sizes, ages and layouts differ considerably from one part of Kanata to another. That is a good reason to see more than one neighbourhood before choosing, and to look at the surroundings at different times of day.
Highway 417 runs through Kanata and links it with downtown Ottawa, and arterial roads such as Terry Fox Drive and March Road connect its neighbourhoods. OC Transpo buses connect Kanata with the rest of the city. Most households use a car for at least some trips, though living close to the technology park can mean a short local commute. Transit plans change, so check OC Transpo for current routes and any planned rail extensions.
Kanata suits buyers who want to live near the technology park, who value space, parks and a suburban setting, and who want to choose among several home types and ages. It is less suited to those who want a walkable urban street at the front door or a short trip to downtown on foot.
This guide is general information about the area, not legal, financial or planning advice. Rules, services and transit change, so confirm details with the City of Ottawa, OC Transpo and the relevant school board before you decide.
